Pre-Construction
& Estimating
Planning early and effectively is paramount to the success of a construction project. Understanding supply chains, and current market conditions, are key to assuring that a project can be constructed on time and within budget. We provide Pre-Construction (Precon) and Estimating services throughout the design phase of a project. Along the way, we take information provided by our clients and design teams to prepare detailed budgeting information as the project documents are developing. Project owners need to stay informed of how developing design from concept to completion affects their budgets and schedule. KNA offers this service for projects we will eventually build, but these services are also offered free standing for projects that will be bid publicly or privately once the documents are completed. We love to build the projects we engage in precon activities on, but we can assist in helping establish a project budget for any project.

Construction Manager
Construction Manager at Risk is a project delivery method in which an owner contracts with an architect for the design and a construction manager for information regarding pricing, constructability, and scheduling during the design. Once the design is completed, the construction manager will establish a Guaranteed Maximum Price (GMP). This method of project delivery sets a project up for success as the owner, designer, construction manager, and many of the key trades are involved early in the process. The entire project team works collaboratively on CM at Risk projects to deliver the most accurate pricing, reliable schedule, and quality finished product. When owners consider using this construction delivery method, it is important to engage with people who know how this process produces the best results. KNA’s team has managed many CM at Risk projects throughout Southwest Virginia totaling nearly 200 million dollars.
General Contractor
KNA Contracting brings well over 200 years of collective experience in hard bid and negotiated markets. Our veterans of the industry collaborate to provide accurate and competitive pricing no matter which delivery method the project utilizes. Hard bid is the most commonly used method for procurement of public projects. In this process the owner hires an architect or design team to design a project. The design team prepares bid documents, drawings, and specifications the project will be built according to. Once the design of the project is completed, the project is open for bidding. The General Contractor with the lowest bid is usually awarded the project. Negotiated work follows a similar design-bid-build process, however in this method, once the design is complete, the owner can open the project to bids, or enter into negotiations with a General Contractor. This method is common for private owners. Regardless of the delivery method for a project, we have the right professionals to help you achieve your project’s objectives.

Design-Build
In the Design-Build project delivery, and owner will contract with a construction firm for both the design and the construction phases of a project. The Contractor becomes the “Design-Builder” in this method and will hire an architect to provide the design. Contractors will select a designer best suited for the type of project the owner desires. Having the owner, contractor, and design team involved together from the start promotes a collaborative, team-like atmosphere that often produces results exceeding expectations. Working together so early on a project allows the designer and contractor to present a range of pricing options to the owner during the design phase for material selections to optimize the owner’s budget. Design-Build projects are a great way for an owner to work closely with contractors and designers from the very beginning of the project to ensure they are getting the best possible product to fit their needs.
